Pacific Beach & Beyond has a strict 2 night minimum. The minimum is 3 nights on major holidays.

POLICIES: CHECK-IN: After 4:00p.m.
(Our office closes at 6:00, however we gladly accommodate Late Check-ins.  Please notify us if arrangements need to be made!)

CHECK-OUT: Prior to 11:00a.m.

Prompt check-out is imperative to ensure our staff has adequate time to prepare the home for incoming guests.

In order to best serve all guests in a fair and equal manner, during the summer months our check-in / check-out hours are firm. Check-In is between 4-6 p.m, check-out is prior to 11 a.m. In the off-season, we may be able to honor an early check-in or later check-out, depending on surrounding reservations. Additional charges may apply for late check-out or early check-in.

PAYMENT POLICIES
Pacific Beach & Beyond requires a credit card (VISA/MASTERCARD/AMEX/DISCOVER) to hold a reservation. Checks, money orders, etc are not accepted A Reservation Deposit equivalent to one night +tax is required to reserve a property. This amount is non-refundable if you should cancel; however the reservation may be rescheduled, if done 14 days or more prior to check in. If the reservation is placed within 14 days of the time of arrival, the entire amount, including deposit will be charged. Rates are subject to Washington State sales and lodging tax. All rates, fees and policies are subject to change without notice.

14 days prior to your arrival, the credit card you provided will be charged the remaining balance due unless other arrangements are made.

SECURITY DEPOSIT
Security Deposits are deferred when paying by Credit Card. However, the renter is held responsible and their credit card will be charged if deemed necessary upon inspection of the property.

Any abuse - damage or theft. (UP TO THE AMOUNT OF 2 NIGHTS, OR REPLACEMENT COST. WHICHEVER IS GREATER)

Any indication that a guest has been smoking indoors. This includes garage or annex buildings. $150 minimum fee

Sand in Washer or Dryer- Minimum $50 fee will be assessed for sand in washer/dryer, as it requires units to be disassembled, hoses cleared, etc.

Any indication that a pet was brought without permission.

Poop bags are provided for cleaning up after your pet. An additional fee of $25 will be charged if we are required to pick up after your pet. $50 Minimum charge will be added if there is any indication dogs were in or on the beds.

Any need for housekeeping beyond what would be considered "normal". (read 'cleaning fee' below)

You will be informed by e-mail and a phone call as to why and when such additional charges are made.

REMOVAL OF PROPERTY
No Item is to be removed from the rental home. This includes but is not limited to: Furnishings, Dishes, Pots/Pans/bakeware, decorator items, etc. LINENS, INCLUDING TOWELS, BLANKETS, QUILTS, BEDSPREADS, ETC ARE NOT TO BE REMOVED! THESE ARE NOT TO BE TAKEN OUTSIDE OR TO THE BEACH. A FINE UP TO THE COST OF REPLACEMENT WILL BE ASSESSED IF THERE IS EVIDENCE THAT LINENS HAVE BEEN TAKEN TO THE BEACH.

CLEANING FEE
Your non-refundable cleaning fee covers basic cleaning, to prepare the home for the next guest's arrival. It does not include washing dishes or cleaning excessive dirt. These are privately owned homes and we ask you show the owners the same respect and consideration you would expect if opening your home to strangers.

An initial supply of hand soap, dish soap, dishwasher soap, shampoo, toilet paper, paper towels and garbage bags will be found in the home. To welcome you there is a basket of coffee and a light snack. You will want to bring food and spices, additional coffee, beach towels, laundry soap and charcoal briquettes (if applicable).

Please leave the home in the same general condition as it was when you arrived. House Cleaners will arrive after your departure to thoroughly clean and inspect the home. All garbage should be placed in outside recepticle.

All food and drink spills should be cleaned up as they occur. Food and drink spills on carpet are considered to be damage, not normal wear and tear.

Refrigerator should be emptied of all food and free of spills. Dishes should be washed and put away.

Additional housekeeping charges may also be applied in the occurrence of exceeding the maximum occupancy of the property.

PET POLICY
We LOVE dogs! And are thrilled to offer quality pet friendly homes. For us to continue to do so, we ask that you respect our pet policies. Our fees that we have had to implement are due to the rare guest that abuses the privelege of bringing their 4-legged friends. We know that most pet owners are very respectful, and to you, we are most grateful.

Due to owner's & guests allergies certain homes DO NOT allow pets...big or small. In all cases - ANIMALS OTHER THAN DOGS ARE STRICTLY PROHIBITED. "Pet friendly" homes are available by request. A per pet/per day charge will apply.

DO NOT LEAVE PETS UNATTENDED IN HOME AT ANYTIME UNLESS PROPERLY CRATED.
BARKING DOGS are not tolerated even when crated. Your rental property has neighbors, and we must be respectful of them.

Should we discover a pet has been/is in a non-pet home, you will be charged a fee for pest control and a deep clean.

If you miss picking up after your pet, a $25.00 per incident fee is charged.

IMPORTANT: You should have been provided with a dog towel upon check-in if there was indication at the time of reservation a pet was joining you. Please do not use household towels on you pet. UNDER NO CIRCUMSTANCE SHOULD PETS BE ALLOWED ON FURNITURE (beds, couches, etc) at anytime. This WILL result in additional cleaning fees due to excessive hair, pet odor, etc. Pet Hair is very difficult to get out of bedding. There will be a $50 minimum fee if special laundering is required. If there are still traces of pet hair in the bedding after laundering, you will be charged FULL REPLACEMENT COST for bedspreads, blankets and linens.

CANCELLATIONS/REFUNDS
Should the need arise to cancel your reservation regardless of reason (including bad weather, illness, death, or economic factors) your reservation deposit will be forfeited. If the cancellation occurs within 14 days of check-in (once the reservation has been paid for) no monies will be refunded unless the home is rerented for the entire reservation period.

Since a privately owned property has been reserved for your use, no refunds will be given for late arrivals, early departures, or for leaving the home for mechanical failure of non-essential items. Management reserves the right to terminate your contract with no refund if any of the rules set forth have been ignored. No refunds are issued for weather related issues, power outages, noise issues, etc, or any other issue that is out of managements control. No refund or other compensation will be provided for any issues that were not brought to managements attention immediately upon discovery. We cannot resolve the problem if we don't know about it!

SMOKING POLICY
ABSOLUTELY NO SMOKING IS ALLOWED IN ANY OF OUR HOMES INCLUDING GARAGES AND ANNEX BUILDINGS

10:00 PM - 8:00 AM - Monitored and enforced

GENERAL POLICIES
Primary registered guest is responsible for any expenses incurred during the visit, including but not limited to loss and damages, accident or injury to person, or loss sustained while visiting the home. *Qualified renters must be 25 years of age or older. Rentals to groups of sororities, fraternities, college & high school graduations, etc., are specifically prohibited.

Occupancy for each home is strictly enforced and fines will be assessed for exceeding the number of allowed guests.

Parking is limited; most homes accommodate 3 vehicles, the cottages 2. Any vehicles parking in or blocking a fire lane will be towed. No motor homes, trailers, campers, or boats are allowed.

Major holidays require a 3 night minimum stay.

Pacific Beach & Beyond and homeowners disclaim all liability for injury, loss, or damage. Pacific Beach & Beyond will be held harmless from claims arising out of use of home. Pacific Beach & Beyond is an agent for the owner, not an owner nor a tenant. As agent, Pacific Beach & Beyond has the authority to act in the best interest of the home owners in any and all situations. Each home is privately owned, including furnishings.

ITEMS LEFT BEHIND:
Pacific Beach & Beyond assumes no responsibility for items left behind. Pacific Beach & Beyond will hold found items for 30 days, after which time the items will be donated to an organization of our choice. Food Items will be donated immediately. Prescription drugs will be properly destroyed within 7 days. Pacific Beach & Beyond will return items at guests request via USPS. Guest will assume cost of postage, packaging and a handling charge of $12.

KEYS
2 Keys are provided for each home. A $50 charge will apply if keys are missing or lost.
